The challenge

Weathering, not yet failure

After decades of exposure to New Zealand's harsh climate, the standing seam metal roof at Hayes Common was showing the early signs of weathering and deterioration. While structurally sound, continued exposure to UV, moisture and changing temperatures would eventually lead to corrosion and costly replacement.

Rather than replacing an otherwise serviceable roof, the owners chose to restore and protect it.

The solution

Noxyde® applied by TECTUM

TECTUM restored the roof using the Rust-Oleum Noxyde® anti-corrosion waterproofing system.

Following comprehensive cleaning and surface preparation, Noxyde was applied as a seamless elastomeric membrane that bonds directly to prepared metal. Unlike conventional roof paints, Noxyde remains flexible, expanding and contracting with the roof while creating a durable waterproof barrier that helps prevent corrosion from returning.

The result

Years of service, character kept

The restoration transformed the appearance of the roof while providing long-term protection against corrosion, UV degradation and New Zealand's demanding weather conditions.

Instead of the cost, disruption and waste of a complete roof replacement, the building received a renewed roof designed to deliver many more years of reliable service while preserving its distinctive architectural character.
